Hello, neighbors.

My name is Trent Sutton. It has been my privilege to be part of our board since 2022 and to serve as president since July 2023. I have enjoyed meeting many of you at different neighborhood events, and I look forward to spending time with more of you this spring and summer.

The board is dedicated to preserving the neighborhood's beauty, safety, and strong sense of community. In the past nine months, we’ve tackled various maintenance projects, including:

- Tree mitigation
- Replacing a pool sump pump
- Repairing benches in Friendship Park
- Working with the city to repair a sinkhole in the West Common Area
- Removing potentially dangerous boulders from the pool patio and replacing them with pavers
- Replacing fixtures in the pool bathrooms
- Launching a new and improved BWHOA website

In addition to these efforts, we've invested in fun community events, such as our 4th of July parade and barbecue, summer movies and popcorn at Friendship Park, poolside ice cream socials, Hawaiian lunch plate and shave ice food trucks, and a visit from Santa in December.

We aim to continue hosting these events as the budget permits. We are learning that snacks bring people together.

There are so many things that make this a top notch place to live. I want to review some important matters that will help us maintain our reputation as a pleasant, friendly, and supportive community.

Annual Walkthrough The board will conduct its annual walkthrough May 6–11, allowing homeowners to rectify citations under sunny skies. Since the pandemic, the board eased up on walkthroughs and enforcements, and many of us haven’t given our properties the care and attention they need. An attractive, well-maintained neighborhood will keep home values high and attract new families as vacancies arise. There is a list of the most common violations in our latest blog post, click here.

Please Do Not Abuse Board Members
In recent months, members of the board have endured name-calling and threats. Remember, we are your neighbors volunteering our personal time to maintain our shared community.

Behavior is a choice. Please be respectful when interacting with board members. If you are contacted about a potential CC&R violation, please know it is not a personal attack; we have a
legal obligation to enforce the CC&Rs and any rules/guidelines adopted to support them.

Thank you for keeping these things in mind as we work on your behalf to improve our awesome neighborhood. If you have any questions, please email me at president@bwhoa.org.

—Trent
